Stream Data Centers Completes Private Data Center™ in the Dallas Market

Facility opens in Richardson’s Telecom Corridor® Area

DALLAS– Stream Data Centers, a leading data center developer in the Texas market, has completed construction of its fully-commissioned Private Data Center in Richardson, Texas, a suburb of Dallas. The facility is located in a high-tech community, known nationally as the Telecom Corridor® area, which boasts one of the highest concentrations of technology employees in the country.

The Stream Private Data Center is a ground-up, purpose-built data center development totaling 73,320 square feet, built to Miami-Dade County Building Code Standards to withstand 146-mph winds and uplift. Additionally, Stream utilized accredited construction and design practices required to achieve LEED Gold Certification.

“Stream’s Private Data Center is a wholesale option that allows companies to immediately deploy critical data center operations, control their own space and infrastructure, and expand power and cooling in a cost-effective manner over time,” said Paul Moser, co-managing partner of Stream Data Centers. “Demand from corporate users for this purpose-built, scalable product is strong.”

This data center is Stream’s second development in Richardson in the last two years. Richardson’s proven power and fiber infrastructure has attracted major data center operations and critical facilities for companies including Texas Instruments, Bank of America, AT&T, Verizon, Cisco Systems and Fujitsu.

“Richardson is quickly becoming a powerhouse for data center companies looking to locate in our Telecom Corridor® area, and the addition of Stream’s new facility is a very welcome addition,” said Richardson Mayor Bob Townsend. “Its goal for gold-rated LEED construction also builds upon our community’s focus to promote sustainable development, which is another reason why we couldn’t be happier to have such a prominent corporate partner choose to be a part of our city.”

The Stream Private Data Center delivers 3.375 MW of critical load with the ability to easily expand to 6.75 MW across 30,000 square feet of raised floor with all necessary conduit and pads in place. Stream utilizes a 2N electrical / N+1 mechanical configuration and provides dual-feed power from two separate substations. The carrier-neutral facility is served by eight fiber providers through diverse, private fiber conduits.

The building is available and can be controlled by a single tenant or divided into three fully-independent Private Data Center Suites™. Each Private Data Center Suite houses a 10,000-square-foot raised-floor data hall, disaster recovery office space, redundant private telecommunication rooms and a private utility yard.  Each suite is supported by 1,125 KW of 2N critical load delivered by an independent power and cooling infrastructure with the ability to expand to 2,250 KW.

The company is also developing a Private Data Center project in the Houston market and remains active in San Antonio and Denver.

“Stream Data Centers — which just sold its new Richardson data center building — has broken ground for an even larger project in the Telecom Corridor.

The Dallas-based commercial real estate firm will build the 72,000-square-foot data center near State Highway 190 in Richardson.

“We had some strong success with our first project in Richardson last year,” said Robert Kennedy, co-managing director of Stream Data Centers. “We leased that first building in about three months after completing it.

“This facility will be three times the size of that,” Kennedy said Tuesday. “We really like the D-FW market in general because it’s home for about 25 Fortune 500 companies and regional headquarters for many other companies.”

“In its 12 years in the data center business, Stream Data Centers has leased or sold data centers to blue chip companies like Apple, Home Depot, AT&T, Sprint and Nokia. It has followed the opportunities the market has presented, and recent shifts in demand have led the company to focus on the wholesale data center market.

Stream Data Centersis part of Dallas-based Stream Realty, and has targeted the Dallas market for several of its developments of wholesale space – which it calls “private data centers.” The company broke ground on its first project in Richardson, Texas in March 2010.  The 20,000 square foot facility, which included 10,000 square feet of data center space, was fully leased shortly after it was completed, and was sold in June to Carter Validus Mission Critical REIT.

Stream recently broke ground on its Richardson II private data center project, a 72,500 square foot facility that will house  three 10,000 square foot pods, each with 1.125 megawatts of critical power capacity

“We’ve always been about delivering data center space to top quality companies,” said Paul Moser, co-Managing Director of Stream Data Centers. “In our first 5 to 6 years, we bought property and leased it to companies.

But soon the market changed, and Stream adapted its strategy. “In about 2006, when we saw no properties available to buy, we developed our first ready to fit data center,” Moser said. In the new model, Stream provided a “powered shell” in which customers could build out their data center environment.”

“Carter Validus Mission Critical REIT has acquired its first property, paying $28.9 million to buy a fully-leased data center in Richardson, Texas. The purchase of the 20,000 square foot facility in the Technology Business Campus – Phase II in the suburbs of Dallas was the first deal for Carter Validus, which was formed last year to invest in data centers and healthcare IT facilities…

Data centers are part of a broader strategy in which Carter Validus hopes to take advantage of opportunities created by health care reform and its pending impact on medical real estate and IT infrastructure.

The Richardson property was developed by Stream Realty, and marked the second recent sale of one of the company’s data centers n the greater Dallas market. Last week a Stream Realty property in Plano was purchased by Lincoln Rackhouse.”
