Property Manager


Location: Garland, Texas
Functions: Property Management

The Property Manager oversees the facility side of operations and aids in operational success for our team and customers in the defined Stream Market, and is responsible for achieving superior operational results and financial performance.

Qualifications

  • Bachelor’s Degree in Business Administration, Finance, Engineering Architecture, Planning or related field
  • Real estate license (if required by State)
  • CPM, RPA designation (or in progress)
  • 5+ years property management experience with significant supervisory responsibility
  • MRI or Yardi experience
  • Detail oriented, can fluently discuss financial performance, create complex worksheets in Excel, and be strong in Microsoft Outlook, Word and PowerPoint
  • Strong communication skills

Essential Functions

  • Supervise all on-site property management staff as well as third party facility vendors
  • Build and maintain a best-in-class level of service at assignment
  • Seek to build employee teams and provide training, motivation and direction for superior performance
  • Serve as point person for assignment

Responsibilities

  • Complete semi-annual and annual performance reviews and regularly communicate employee performance expectations and achievement for all property management team members
  • Properly staff assignment
  • Resolve all day-to-day property management issues
  • Collect rent; maintain Accounts Receivable reporting; prepare all necessary correspondences related to rent and lease administration.
  • Ensure all Stream best practices are implemented and followed
  • Prepare annual operating and capital budgets
  • Complete monthly and quarterly owner and lender reports
  • Prepare soft and final CAM Reconciliations
  • Process payables
  • Conduct routine property inspections
  • Maintain lease files and audit as necessary
  • Schedule non-technical vendor work, create POs, and maintain vendor files
  • Collect all required Certificates of Insurance
  • Adhere to Stream property management annual audit
  • Coordinate real estate tax review process for assignment
  • Ensure adherence to customers’ policies and procedures
  • Comply with SOC 1, SOC 2, and PCI protocol
  • Ensure compliance with codes, regulations and governmental agency directives
  • Hazard monitoring and reporting
  • Collect vendor bids for non-technical work and prepare service agreements
  • Maintain personal contact with all tenants/clients and prepare monthly customer reports
  • Utilize IMPAK work order system for non-technical work, which includes creating tickets and logging PM schedules, approvals, and closing work orders
  • Manage financial performance of assignment, including accruals and financial draws (as necessary)
  • All other duties associated with the day-to-day operation of a commercial real estate portfolio
