At Stream, finding the right site is more than a “site selection” process – we call it “location strategy” because we don’t just screen and tour the available sites in the market. We assess market conditions, gather data points from our customers, and develop a list of Critical Location Factors. We then work with various stakeholders in a region or utility territory to identify a long list of on- and off-market properties. We rigorously vet sites and down-select using a data-driven approach, ensuring that we find properties with the strongest fundamentals.
Bottom line – we take a systematic and strategic approach to find and acquire quality sites that meet our customer-specific needs.
REDUCING LEAD-TIME AND MITIGATING RISKS
Site development is a critical component of the project lifecycle – enabling data center operators to deliver capacity to their tenants on time and without any surprises. At Stream Data Centers, site development ensures de-risked and shovel-ready sites that speed time to market for us – so we can get our customers the capacity they need, when and where they need it.
Our site development process includes due diligence, zoning and land use permitting, utility upgrades and interconnections, energy procurement, and economic development incentive negotiations. Outcomes include:
- Well-positioned sites with strong fundamentals to support sustainable, scalable, and cost-optimized data centers
- Risk mitigation to avoid surprises, delays, or cost overruns later in the data center development process
- Accelerated deployment, focused on incremental capacity delivery to meet near-term needs, while still enabling long-term scalability
- Flexibility to develop the property as our customers see fit; Stream can offer a range of products from wholesale colocation, to build-to-suit, to a dedicated campus environment
Site development at Stream Data Centers is led by Mike Lebow, who leads all aspects of location strategy and site development. In addition to his role here, Mike is also Co-founder and Partner at Headwaters Site Development, an independent affiliate launched in 2022 in partnership with Stream.
“We don’t expect to come into any deal with all the right answers, but we ask the right questions, engage the right stakeholders, and work collaboratively to find optimal solutions. We then work tirelessly to execute.”Meet Mike
Over the course of more than two decades serving the largest and most sophisticated data center owners and operators, we have developed and refined a proven process to identify ideal data center sites (those that meet our customers’ Critical Location Factors) and bring them to a shovel-ready state (reducing lead time and mitigating environmental, community, legal, and economic risks). This process ensures that there are no delays or surprises during the construction and operational phases.Learn More
Proven processes combined with creativity maximize site value. In the site development world, there are never black and white answers – each activity has multiple potential paths, and oftentimes the various project attributes are interrelated. e.g. Expanding a substation means less room for stormwater retention, providing flexibility for future easements restricts building locations, taller buildings require additional setbacks or landscaping.
At Stream, we constantly manage the push and pull of these various factors – we seek to optimize site capacity and reduce costs, while also focusing on simplicity and speed-to-market.Learn More
Commitment to a Win-Win-Win
Long before a single server is switched on, even before the first shovel hits the ground, the Stream site development team works to ensure long-term value is achieved for all parties – the original landowner, data center owner/operator and tenants, the power utility, and the surrounding community. We strive to find a responsible balance between meeting the growth needs of our industry and only pursuing the acquisition and development of sites that work well for the environment and the communities in which we operate.Learn More
